PURPOSE OF THE JOB:
To provide financial control of contracts to generate a healthy cash flow, provide accurate figures to Senior Management and Board and to work with the production team and other departments to allow the company to trade successfully – profitably.

To prepare monthly accounts from the conception of a new contract to ensure healthy cash flow, through to the conclusion of a final account

To ensure that monthly CVR is prepared on a ‘cost to complete’ basis

To negotiate with material suppliers, plant hire companies and specialist subcontractors in a timely manner and to ensure maximum margin

To prepare monthly predicted final account

To write any contractual letters to both the Client and specialist subcontractors, when necessary.

To chase up any non-payments made against submitted invoices and where appropriate, charging interest for late payments

To check that all the materials received are covered either in the measure or under additional works in conjunction with the project manager’s reconciliation

To undertake the payment of specialist subcontractor invoices, accurately and efficiently to ensure their cash flow is maintained.

To be able to carry out take-off’s from drawings and quantifying quickly and accurately.

Raise alarm signals to the Chief Surveyor when the contract is straying outside the cost and profit parameters.
Monitoring supplier's costs and taking necessary action to remedy over-expenditure.
Monitoring Preliminaries/Site Management costs and advise on action to be taken to remedy over-expenditure.

In addition to these tasks Surveyors are from time to time called upon to perform the following duties:
Study documents at tender stage and advise on onerous conditions therein.
Upon receipt of a contract, to compare contract documents with tender documents and advise on any anomalies.
Take off quantities from drawings and provide sufficient information to enable tenders to be prepared from those quantities.
Such other duties normally deemed to be part of the Surveying function as instructed by the Chief Surveyor.

Purpose of Role

Principle Accountabilities

• Work on one or multiple number of projects.

• Liaise with the Project Manager to ensure all members of the site team are aware of the requirements of the contract.

• Developing positive and professional working relations with the PQS, Design Team, Sub-contractors and suppliers.

• The Financial and Contractual administration of the project.

The Group's two core businesses are Regeneration and Civils & Structures, operating within the residential, industrial and commercial sectors.

They operate from offices in Essex and Berkshire covering East Anglia, the South East and South West.
Job Purpose:-
To efficiently carry out quantity surveying/commercial activities to meet project
and overall business objectives, including providing advice, guidance and
support on such matters to the project team both during the pre-construction
and construction phases.
Provide independent commercial assurance to the Commercial Manager and
the company in delivering the five year business plan objectives.
The role requires extensive experience in project quantity surveying of the construction process. Ensure that these activities are planned, managed and
monitored in a way that supports the project objectives and reflects ‘best
practice’. This should include actions that contribute to maximising the project
margin and ensuring delivery of payment.
To ensure that profit from the regions projects are converted into available cash
for the business within the shortest practicable timescale and to highlight and
influence in a timely manner those projects where cash-flow into the group is
not forth-coming.

Main Duties and Responsibilities:

The Company

Whatever the nature of the project, they will achieve the optimum balance between the pragmatic needs of the construction process and the imagination required to interpret, anticipate and fully understand the intentions of the client, the architect and all other parties involved.

Types of projects undertaken include complete fit outs, major projects and restoration work, facade retention with new-build extensions, leisure, travel, retail and transportation, lightweight rooftop office buildings

The position

Our client requires candidates with experience of negotiated and two stage tender forms of tender. This is an opportunity to for a self motivated hard working team player. A prerequisite for the successful applicant will a strong communicative ability. You will be able to deal with a minimum of 2 projects at any one time values from £1-2.5M. Our client is offering a competitive salary and benefits package in addition to a generous bonus structure which is paid on each and every project, split between the site manager, assistant site manager and quantity surveyor.

MAIN RESPONSIBILITIES/TASKS
Responsibilities/Tasks: Performance Standards:


. To prepare monthly accounts from the conception of a new contract to ensure healthy cash flow, through to the conclusion of a final account

. To present accurate monthly figures to the Senior Management (CVR), highlighting any financial problems at an early stage, so the correct action can be taken

. To ensure that monthly CVR is prepared on a ‘cost to complete’ basis

. To negotiate with material suppliers, plant hire companies and specialist subcontractors in a timely manner and to ensure maximum margin

. To arrange and chair subcontractor pre-let meetings

. To work in close liaison with our client’s site management to ensure that all variations, additional works and delays have been covered. To cost and present these said extras to the Client as and when they happen

. To prepare monthly predicted final account

. To work with the Agent to keep a close check on the costings made against each particular contract.

. To assist in any pre-tender enquiries where submitted Bills of Quantities have “contractual mistakes” to take advantage of.

. To write any contractual letters to both the Client and specialist subcontractors, when necessary.

. To chase up any non-payments made against submitted invoices and where appropriate, charging interest for late payments

. To check that all the materials received are covered either in the measure or under additional works in conjunction with the project manager’s reconciliation

. To undertake the payment of specialist subcontractor invoices, accurately and efficiently to ensure their cash flow is maintained.

. To be able to carry out take-off’s from drawings and quantifying quickly and accurately.


GENERAL EDUCATION:

Degree standard desirable

SPECIFIC TRAINING/PROFESSIONAL QUALIFICATIONS:

Recognised Quantity Surveying Course.
Very good knowledge of Microsoft Office Suite.
