Our client is an established and successful general building contractor with a turnover of £9m. They work with local authorities and with private clients; contracts include prisons, schools, the ambulance service, museums and residential properties. Their head office is in north Kent. As part of their expansion they are now seeking an experienced Contracts Manager to play an important role as part of the senior management team.
A lot of their business is with key clients who use them for all their requirements on a repeat basis. They have a first class training & personal development scheme in place, there is a great team culture and excellent career prospects for progression.

Current projects include:
• 6 New Build Houses £3M
Two school refurbishments c£1.5m each
• Grade 2 listed Church repair £1m
• New private house c£1.5m Kent
• New build/refurbishment of 14 flats
• Refurbishment of two fire stations
• Framework contract with a London museum c£4m
• Refurbishment of 2 shops and 4 flats
• New build nursing home
• Private house build in London c£3.25m
These are some of the projects our client is undertaking.

You will need:
• The drive and technical ability to independently control new build or refurbishment projects up to £1.5m in value
• A good technical construction knowledge, capable of running 2-3 projects from start to completion and handing over a first class finished product
• The ability to manage problems and provide practicable solutions
• To be a good negotiator and excellent communicator
• Confidence about your ability with the capacity to develop client relationships and manage site teams
• Keen to work with a small to medium sized business
• To live locally to north Kent/Dartford

The Person
Our client's are seeking to appoint a high calibre Senior Site Manager to work on this development. You will have previous expertise in the residential field and have built a number of similarly large schemes for recognised developer/house builders. Reporting directly into the Senior Project Manager your duties will be to manage Site Managers, Foremen, and Engineers and be in control of a Direct Labour force. Ensuring our client's strict adherence to Health And Safety will be paramount alongside consistently producing their extremely high standards of build quality and programme management. You will be the sole Quantity Surveyor for the company and will therefore undertake all duties from pre contract tender to post contract final accounts and claims dispute avoidance work.

The rewards for undertaking such responsibility are vast and my client is keen to ensure that they provide a total lifestyle package. This includes the option to eventually own a share of the company and develop to Director level.

Requirements:

* Ideally 10 years + Quantity Surveying experience.
* HND / BSc are advantageous but not essential.

Responsibilities

Run the commercial and accounting function in a small developer including:-

Project Commercial Administration

Preparation of project budgets at brief & detail levels

Lead value engineering reviews of concept & detailed designs

Preparation & maintenance of cash flow forecasts

Tender & award sub contracts. Update standard ITT doc's.

Monitor project costs, estimate anticipated final costs

Control project costs & expenditure working with construction team

Handling disputes & claims

Preparation of BoQ

Run day to day accounting function

Run invoice / site instruction payment system with 1 accounts assistants

Agree invoice valuations with site managers

Administer & reconcile bank accounts



Organise response to post completion customer defect correction requests.



General

Establish commercial & financial control

Introduce new, efficient & innovative approaches

This medium sized builder is looking for an Assistant Site Manager, to support the Site Manager in the day to day running of a New Speculative Build Residential site.
The position will have support from both the Site Manager & Contracts Manager and you will be encouraged and supported in you career progression to site manager status as soon as possible.

Candidate requirements

The right candidate will have a minimum qualification of HNC or HND and be in a similar position at the moment. Our client will consider candidates who are still pursuing HND or HNC on a day release basis, which will be reflected in the package available.

Duties include coordinating health & safety, working towards a build program, organising sub contractors, site labour & trades and assisting the site manager with his duties. We require persons with at least 1-2 years on site experience and a working knowledge of the residential house - building industry or a similar related capacity.

We want some one resourceful, self motivated and capable of decision making. Someone who is able to work under pressure and has the ability to communicate with staff at all levels effectively.
