Working alongside the Project Manager/Director and Commercial Manager as an integral part of the Project Management Team you will work closely with the Project Planner and Building Services Manager to ensure timely project delivery whilst ensuring client satisfaction.

You will be responsible for ensuring all Design Work instructions are completed for a specific project as well as producing, agreeing and managing a realistic design programme to satisfy design, procurement and construction requirements. Primarily you will be responsible for on site design management regularly reviewing project performance and working closely with the client, design organisations and project team implementing continuous improvement programmes and providing guidance on design related issues.

Further to this you will be involved with projects at the bid and pre-construction phases and may be asked to carry out bid management tasks as well as reviewing contractor proposals and review the design with respect to any mitigating health & safety issues.

Who we're looking for
As a Design Manager, you will have experience working for a similar organisation on new-build projects of varying construction types. Ideally you will have exposure to both RC Frame and Steel Frame construction. You will be familiar with current design packages with the relevant qualifications. You may be experienced as a Design Manager but looking to take the next step forward working on larger projects or at a more senior level. The successful candidate will have skills in:

PURPOSE OF THE ROLE
Ensure that sites and contracts under his/her jurisdiction are managed efficiently with the object of maximising profitability whilst maintaining high standards of quality. Monitoring and reporting progress against programme and quality control following periodic visits to site.
The setting up, together with the Divisional Director/ Manager and the Project Surveyor, of sub-contract packages.
The provision of the necessary documentation, plus 'latest order by' dates, to ensure that the Chief Buyer has sufficient information to place purchase orders on the most beneficial terms for the Company.
Responsible to the Divisional Director/Manager for the monitoring the schedule of deliveries and liaising with suppliers where appropriate to ensure that specified delivery dates are complied with.
Instruct and monitor site management to ensure that the requisite progress and quality levels are achieved. Ensuring compliance with the Company's Management Systems insofar as they are applicable to Contract Management.
Responsible for the management of contracts allocated to him/her and for ensuring the on-site staff perform their duties to the requirements of the contract and in accordance with the Company’s Management Systems.

Acting as a key member of the bid management team you will examine and consider tender documentation, then produce substantiated building cost estimates for a wide range of Housing projects that will include Design and Build and/or Refurbishment work.

SPECIFIC DUTIES
To analyse tender invitation documentation and agree with the Commercial Director a strategy for pricing of the project including preparation of tender programme(s) where required.
Work closely within Bid management team(s) and appointed Bid manager(s).
Preparation of Elemental Cost plans or Bills of Quantities as required using departmental estimating software.
Obtain competitive current prices for all resources (labour, material and plant) where possible within the tender period.
Prepare Preliminaries budgets in conjunction with the operational construction team.
Become familiar with specific site conditions and site environment(s) to fully understand risks related to site conditions, statutory services or the like.
To manage where required the activities of junior staff assisting production of Estimates.
Liaise with Architects and other professionals to deal with Preliminary Design issues and queries arising during the tender process.
Prepare a detailed Tender Summary of the Construction Estimate for adjudication, this will include Financial summaries, Elemental Analysis reports, Resources Summaries, Risk Statement, Qualifications report, Design Statement, Location details, Photographs, and any other information necessary to fully brief both Technical Settlement and Adjudication meetings.
To prepare and complete and submit Forms of Tender and other financial submission documents as instruction by the Tender invitation instructions.
Follow the award of a contract. Attend hand over briefing meetings with the Company's contract management team and provide a full package of documentation in support of your tender. Answer queries as they arise.

CANDIDATE SPECIFICATION
Candidates must have:-
The ability to work within a team environment.
Self-motivation & flexibility.
The ability to work under pressure in order to meet deadlines.
Candidates are preferred who have:-
Proven experience in estimating with majority of experience gained tendering or pricing housing related projects.
Minimum of HNC Building, preferred MIOB or RICS or equivalent
A good working knowledge of Microsoft Excel is essential.
Experience of building estimates using a recognized estimating software package would also be desirable.

Our client is a successful, privately owned regional contractor tackling projects in the education, residential, healthcare, commercial, industrial and community sectors.
Since its formation some 30 years ago the company has been responsible for the construction of numerous new build projects from 6 - 54 units and extension/alteration and refurbishment schemes in the residential sector.
Working with a client's design team, or providing a complete Design and Build service, projects range from the refurbishment of older industrial buildings to the construction of new purpose built offices and warehousing.

The Company encourages training and further education to attain suitable trade or professional qualifications, and supports membership of relevant industry bodies. We are looking for dynamic individuals, with a proven track record with a similar regional contractor or main contractor. You will be an enthusiastic professional looking to make a long term commitment to a progressive and thriving company.
