Production of Contractors Proposals from client’s brief.
Liaison with statutory bodies in respect of highways matters, sectional agreements, existing service provision and diversions.
Working with design team to resolve clearance of planning conditions, building regulation approval, project insurance conditions, party wall conditions, SDS/SBD conditions, SAP ratings etc:
Liaison with subcontractors and suppliers with design input.
Assisting in the upkeep of project drawing registers.
Attendance at pre-start and project meetings as required.

Oversee production of ‘as-built‘ information at project completion

PURPOSE OF THE ROLE
The Quality Assurance Manager is responsible for developing, implementing, maintaining, auditing, reporting upon and improving the Company’s Management System in order to maintain certification to and continued compliance with ISO 9001.

MAIN RESPONSIBILITIES

To develop and maintain a level of knowledge and expertise in quality management matters appropriate to the Company’s products and services, particularly related to emerging Government, industry and client regulations, standards, initiatives and/or other requirements.
To chair Management System Steering Committee meetings, produce minutes and facilitate actions where required.
To review integrated Project Plans.
To develop, review, refine and maintain the Management System documentation on the Intranet and related manuals, procedures, work instructions, forms, etc. Where these processes are required to be changed, ensure that due process is followed in relation to review and authorisation.
To plan and implement an annual audit programme for the Management System including site audits. To liaise with auditors and monitor their work where internal or external auditors have been appointed.
To make regular visits to sites as necessary to audit and monitor the operation of the Management System, including the inspection and test requirements of individual contracts, and advise site staff on implementation problems.
To carry out and report on audits of suppliers and sub-contractors when necessary.
During the course of visits to sites, to carry out inspections of the quality of the work and to report any deficiencies to both site and head office staff responsible for the project.
To carry out inductions and training of staff on the Management System as necessary.
To attend pre-contract planning meetings where requested.
To monitor all matters relating to quality of the Company's services and products and implementation of the Management System and to take the action necessary in respect of:
occurrence of any non-compliance, which is not resolved by other management,
identification and recording of Management System problems and change requests and their resolution,
timely reference to the Best Practice Director of significant unresolved matters.
To review the operation of the Management System and the maintenance of related records on a regular basis.
To report to the Best Practice Director on all matters relating to Management System annually or when called upon to do so. To analyse non-conformities on an annual basis for discussion at the Management System Review Meeting.
To manage the relationship with the Certification Body, informing the Best Practice Director in a timely manner of any matters that may prejudice existing ISO 9001 Certification, and ensuring all internal activities necessary to manage an extrinsic audit and maintain Certification are taken.
To champion the integration of Health & Safety and Environmental functions with those of the Management System, particularly facilitating the integration of Health & Safety and Environmental processes with the business process maps on the Intranet and supporting Management System procedures.
Represent the company at client interviews, conferences and other external fora.

CANDIDATE SPECIFICATION
Target Qualifications and Experience:
Qualified in science or management, target degree, minimum HND level.
Either Member IQA and trained Lead Assessor (ISO 9001:2000), or Associate IQA and Registered Lead Assessor (ISO 9001:2000).
Experience of managing the full cycle of the establishment, implementation, maintenance, audit and external certification of ISO 9001:2000 management systems, for a building or construction contractors.
Desirable experience includes:

Resident Groups / Representatives / Forums / etc
Introduce Resident Liaison, alongside the Project Team presentation. Maintain key strategic relationships to see the project through with regular meetings to clear resident issues as they arise and demonstrate the company's pro-active approach to resident involvement and ongoing consultation.

Community (General)
Actively seek out and make contact with local facilities and amenities that may be affected by the work, providing contact details, an explanation of the works programme and how they or their customers may be affected.

Individual Residents
Meet with all residents affected by work and establish trusting relationships. Support and advise residents throughout the works, overseeing work with their concerns in mind and ultimately ensuring a high level of customer satisfaction with product and service.

Client (typically housing management and leasehold management)
Familiarise yourself with the clients existing housing and support team and maintain open channels of communication, in order to support their residents effectively.

Project Team
Work as a key member of the Project Team to secure the overall success of the project, by realising a programme of appointments, keeping good records and resolving disputes before they hamper progress. Pro-actively seek out challenging situations and resolve them in advance. Ensure your team are mindful of the customers perspective in all works, planning and contract matters.

Follow Company procedures in respect of Quality Assurance.
Assist the Site Agent to comply with the Company's obligations in respect of Health & Safety at Work as defined in the Company's Health & Safety Compendium.
Liaise with the Architect/Supervising Officer and others appointed by the Employer or his professional advisers in connection with the Contract.
On Tenant-in-Place Schemes, to carry out Tenant Liaison duties as instructed by his Site Agent

You will need
